How tall are the buildings?The plan submitted is for three 5-story buildings (two on the ocean side and one on the intracoastal side). The Ambassador Hotel is currently 8 stories high.

Will this development have a negative impact on neighboring properties and surroundings?This project will have a positive impact on this property and the Town of Palm Beach. The design reduces the number of units, decreases traffic and lowers the height from the existing buildings. Additionally, the site will take steps to enhance the visual appeal with extraordinary design and landscaping features.

How will this project manage increased traffic?This project will decrease traffic, as there will be fewer units and the site will transition from transient use to residential low density.

What are the requested variances?The town’s code is more than 50-years-old, which doesn’t take into account many aspects of modern building. How will the parking be situated / how many spaces (spaces per unit rationale)?Parking is planned to be below grade and will not be visible at the surface level. There will be enough parking to address code requirements, as well as some additional for residents who may have multiple vehicles or choose to use the spaces to set up storage.

Are there any other outdoor amenities on this site besides pool?There are not any outdoor amenities other than the pools.

Do you plan on working on both structures at the same time?Yes. We will have a detailed construction management plan that allows for the project to proceed.

Will there be a lot of dust and debris from the construction?Our detailed construction management plan is robust and takes steps to minimize dust, manage debris and ensure a safe site that has minimal impact on the surrounding community. Our plans include having significant screening in place.

Will you have a hotline/contact for construction?We will communicate regularly and proactively with our neighbors. In addition, we will have a hotline and website were information regarding construction.

What is the plan for drainage?We have a leading civil engineering firm (Kimley-Horn) working on the project to ensure that the drainage is effectively managed. The project requires approvals from the Department of Transportation, Department of Environmental Protection and state of Florida when it comes to drainage.

Will the new buildings and additional traffic create more noise in the area?Given the reduction in units and fewer cars, the new buildings should reduce traffic. The building design and extensive landscaping will help limit noise.

Will Is this project necessary at this time?The existing buildings are dated and in need of updating. The timing is right to transform the properties into modern, low-density residential units that complement the town’s aesthetics and the south end.

Will the city be holding public hearings about the project? When are those hearings?The Town of Palm Beach will determine when the project will be reviewed at a council meeting. According to our timeline, the review could be as soon as October.
